Rental Scams & Red Flags That Can Ruin Your Move

In this episode, I’m breaking down what’s really happening in Italy’s rental market right now — the good, the bad, and the red flags you need to know before you commit to a property.More people are searching for rentals from outside Italy than ever before, and with that has come a noticeable rise in scams, misleading listings, and contracts that can’t support residency. While there are absolutely excellent properties, owners, and agencies out there, there are also situations where things aren’t what they seem. My goal in this episode is to help you understand the current landscape so you can rent safely and confidently.I walk through the most common issues I’m seeing: listings that look legitimate but don’t exist, owners who aren’t legally authorized to rent, properties that can’t be used for residency, and contracts that fall outside the protections of Italian law. I also explain why certain contract types — like transitorio, 3+2, and 4+4 — offer real legal security, and why anything outside of those structures can put you at risk.I share examples of what’s going wrong for people right now, especially renters searching from abroad who are relying on photos alone, skipping contract registration, or trusting AI tools to review legal documents. These are simple mistakes, but they’re costing people money, time, and in some cases, their ability to secure residency. My goal isn’t to scare you (safe, legal rentals do exist), but to make sure you understand how the market is shifting and what that means for you. With the right steps, you can protect your money, your residency process, and your peace of mind.I also answer listener questions on suitability certificates, converting tourist contracts to long-term leases, and whether short-term rentals can be used for residency. If you’re planning to rent in Italy next year, this episode will give you the clarity and confidence you need to do it the right way.Mentioned in this episode:Sentire Media Website APP LinkSentire Media Website

Want To Start a Business In Italy? Here's What You Need To Know.

In this episode of A New Life in Italy, I’m diving straight into a topic I know so many of you are curious about. Opening a business in Italy. Living here. Working here. Figuring out how to blend the life you want with the work you love. This one comes up in my inbox almost every single day, so let’s break it all down together.I start by clearing up one of the biggest misconceptions. Yes, almost anyone can open a business in Italy. Truly. But if you actually want to live here and work in that business, that’s where visas come into play. There’s a big difference between forming a company on paper and being legally allowed to work inside it. I walk you through that distinction in a really simple way. From there, I get into the fun part. The types of businesses people just like you are already running here. Everything from travel planning and photography to online consulting, content creation, digital nomad businesses, even innovative startups. And honestly, the best ones are usually a blend of your past experience and the life you want to build in Italy. When those two pieces come together, magic happens.I also talk about the practical side of things. What it looks like to run a business in Italy versus running one from abroad. We go over the basics like legal structures, VAT numbers, tax regimes, the difference between a sole proprietorship and an SRL, and what you actually need to get set up. By the end, you’ll understand the moving pieces without feeling overwhelmed. And you know me. I can never talk about Italian business life without mentioning the people you'll need in your corner. A good commercialista is gold. A notary who explains things clearly is a lifesaver. Having local support truly makes the entire process smoother and a lot less stressful.A big part of the episode is also dedicated to visas. I walk you through the Digital Nomad Visa, the Investor Visa, and a few other pathways so you know which options might actually fit your life and your goals. Spoiler. There are more possibilities than most people think.Toward the end, we get into the emotional side of this journey. Because starting over in Italy is not just a logistical decision. It’s a heart decision. And you absolutely do not have to choose between living the life you’ve been dreaming about and building a meaningful career. You get to have both. And of course, I wrap up by answering your listener questions. Everything from Digital Nomad Visa confusion to whether there’s ever a perfect time to move to Italy to how to build a social circle when you’re brand new here.So if you’ve been craving clarity around working or starting a business in Italy, this episode is for you. Think a Visa Just Gets You In? Think Again.

In this episode of A New Life in Italy, I, Samantha Wilson, explain why a visa is much more than just an entry ticket—it’s your first step toward long-term residency, EU rights, and even Italian citizenship.I start by breaking down the role of a visa: it gives you official permission to enter Italy for purposes like retirement, work, study, or family reunification. But a visa is just the first step. Once you arrive, you apply for a permesso di soggiorno (permit to stay), which allows you to legally remain in Italy. After that, you can register your residenza (residency), which is necessary for accessing benefits like healthcare, banking, and other local services. From there, I outline the main paths toward citizenship. Marriage to an Italian citizen can shorten the timeline to as little as two years of residency. For others, changes in the law now allow certain residents with Italian ancestors (either a parent or grandparent) to apply for citizenship after just two years, rather than three. I also cover the five-year milestone, when you can apply for an EU long-term residence permit, giving you rights similar to Italian citizens, including healthcare and work across Europe. Finally, I discuss the long-term path to full Italian citizenship after ten years of continuous residency, including the requirements for language, taxes, and documentation. While it’s a lengthy process, it’s achievable for anyone committed to living in Italy.Throughout the episode, I show how different visa types can be used strategically to move from temporary permission to established life in Italy. I also answer listener questions about working remotely on a tourist visa, the importance of learning Italian, and how buying property can impact your visa and residency status.Listen in to learn how your visa can open the door to stability, community, and the life you’ve been dreaming of in Italy.Resources:Download the Visa GuidebookRate, Review, & Follow If you loved this episode and want to hear more, please consider rating and reviewing my show! Why Moving to Italy Could Be the Smartest Financial Decision You Ever Made

In this episode of A New Life in Italy, Samantha Wilson explores one of the biggest questions for anyone thinking about a move to Italy: Is now a smart time financially? With global economic and political uncertainty, it’s normal to hesitate before making such a big life change. But as Samantha explains, the timing might actually be better than ever for relocating—whether for retirement, remote work, or property investment. She highlights four key reasons why moving to Italy isn’t just a dream—it can be a smart financial move. First, the tax incentives for new residents are hard to beat. Italy offers some of the best breaks in Europe, including a flat 7% tax for retirees with foreign pensions, 5% for self-employed individuals earning up to €85,000, and even a flat €200,000 tax option for high earners—making Italy feel like a mini tax haven for newcomers.Next, the cost of living in Italy is considerably lower than in major cities like London, New York, or Toronto. From affordable housing to groceries and dining out, euros go further here, offering a higher quality of life without compromise. The property market is another big draw. Prices have been low for years, but there are still incredible opportunities to buy beautiful homes at a fraction of what they cost in other European countries. You Got the Elective Residency Visa, Now What?

In this episode of A New Life in Italy, I’m pulling back the curtain on what really happens after you get your Elective Residency Visa. Everyone celebrates when that visa finally arrives in their passport — and rightfully so. It’s a huge accomplishment. But here’s the thing most people don’t realize: getting the visa is just the beginning. The real adventure (and sometimes, the real frustration) starts once you land in Italy.I talk about that mix of excitement and nerves when you first arrive, ready to start your new Italian life, and then — boom — you’re faced with your first big task: applying for your permesso di soggiorno, the permit of stay. You’ve got just eight calendar days to get that process started, and it’s not exactly straightforward. I walk you through what to do, where to go, what forms to fill out, and how to avoid the common mistakes that slow people down.I also share some of my favorite insider tips, like why you’ll definitely want an Italian SIM card before you start any of this, and why you should keep a copy of absolutely everything. Then there’s the waiting — because once you’ve submitted your application, you’ll likely be in bureaucratic limbo for a while. I explain what that means for travel, residency registration, and access to everyday services while you wait for your appointment at the Questura. When that appointment finally arrives, I prepare you for what to expect — the fingerprinting, the long lines, and the follow-up steps that lead to getting your actual permit card. Patience is key here, and I share a few stories (and lessons learned) from clients who’ve been through it.After you’ve got your permesso di soggiorno, the next step is registering your residency at your local comune. This is what officially makes you a resident of Italy and allows you to do things like access healthcare and open a bank account. I go over what documents you’ll need and what might happen if the local police do a home visit to verify your address. Finally, we dive into Italy’s public healthcare system — how to enroll, what it costs, and how to choose your family doctor. This is one of those moments where it really starts to feel real: you’re not just visiting Italy anymore, you’re living here.Throughout the episode, I share real stories and practical advice from people who’ve walked this same path — the mistakes, the surprises, and the wins. My goal is to help you feel prepared, supported, and a little more patient with the process. So join me for this episode of A New Life in Italy as we explore what truly happens after you get your visa — and how to make sure your first year in Italy goes as smoothly as possible.Resources:Smart Move Italy Res

Are You Applying for the Wrong Visa?

Before you even start a visa application for Italy, it’s important to know what to look out for. This episode explores the often-overlooked complexities of choosing the right visa and how to avoid frustration, delays, or unexpected roadblocks, with the help of Host Samantha Wilson. Many visa challenges arise long before a visit to the consulate. They often stem from selecting the wrong visa based on incomplete information or unrealistic expectations. The episode highlights four major red flags that indicate a visa choice may not be the right fit, along with actionable steps to course-correct.Elective Residency Visa Misconceptions: One common pitfall is assuming you can keep a remote job while on the Elective Residency Visa (ERV). Designed for those living off passive income, this visa doesn’t allow active employment. Alternatives like the Digital Nomad Visa or the Investor Visa may be better options for those who want to work while living in Italy.Family Visa Confusion: A visa doesn’t automatically cover spouses or children. Each family member may need to apply independently, depending on the visa type. Guidance is provided on planning a family visa strategy to avoid delays, covering options like the Digital Nomad Visa and Student Visa.Student Visa Realities: The student visa isn’t a casual way to live in Italy while learning the language. Consulates expect enrollment in full-time programs, complete with documentation and financial proof. Using a student visa to bypass these requirements can create serious complications.Investor Visa Misunderstandings: Investing in property or funds alone doesn’t qualify for the Investor Visa, which focuses on economic investment in Italian companies or government bonds. Advice is shared on ensuring investments meet criteria and navigating the process with professional support. To help assess visa options, Samantha introduces her "Visa Fit Test"—a series of five questions to evaluate whether a current plan aligns with personal circumstances, including income, timelines, family, housing, and tax considerations.Listener questions are also addressed, covering rental costs, mid-term housing options, and the evolving landscape of Italian expat policies. The importance of acting promptly is emphasized, as visa requirements can change quickly.Tune in next week for more insights and tips to help make the dream of living in Italy a reality. Money Matters: How to Secure Your Financial Future in Italy

Ciao a tutti! In this episode of A New Life in Italy, we’re delving into a crucial topic that often causes hesitation for those dreaming of moving to Italy: finances. From money management to taxes, investments, and retirement planning, these elements can significantly influence your decision to relocate.I am joined by Alex Ingrim, co-founder and president of Liberty Atlantic Advisors, a cross-border financial planning firm that specializes in helping Americans navigate the complexities of managing their wealth while living abroad. With his extensive experience, Alex provides invaluable insights into avoiding double taxation, managing investments, and planning for retirement in Italy.Throughout our conversation, we explore the common fears that many potential expats face, such as the possibility of being taxed twice and concerns about whether their retirement savings will last. Alex emphasizes the importance of proactive financial planning, advising listeners to start preparing at least two years before their move. He explains the intricacies of the U.S. tax system, which operates on a citizenship-based taxation model, and how this impacts Americans living in Italy. This episode speaks directly to Americans, but it also is good for Canadians, British, Aussies, and anyone else out there because double taxation treaties apply to all of us. We discuss the significance of understanding where and how taxes apply to different types of income, including pensions and retirement accounts. Alex highlights the need for Americans to be aware of the differences in tax rates between the U.S. and Italy, particularly for retirees. He also addresses the common misconception that moving to Italy means you can manage your investments in the same way as in the U.S., pointing out the unique challenges posed by Italian tax laws.In addition to financial planning, we touch on the emotional aspects of moving abroad, especially for families. Alex shares his personal experience of relocating from Alaska to Florence with his wife and children, illustrating how children often adapt more easily than adults. As we wrap up, I encourage listeners to take action by connecting with financial professionals who understand both U.S. and Italian tax systems. Alex offers resources for those looking to get started on their financial planning journey, including free consultations. This episode serves as a reminder that moving to Italy is not just a lifestyle choice; it’s a financial one as well. I hope you find the insights shared in this episode helpful as you consider your own Italian adventure. Thousands of you joined me, and let me tell you... reading your stories, your fears, your dreams—it reminded me of something I say all the time: moving to Italy isn’t just about documents and checklists. Just tradition, heart, and maybe a little flour on your shirt.Teo and I talk about where this idea came from, how food connects us to the past, and why even if you’ve never made pasta from scratch in your life, you can still learn to cook like a nonna. And here’s the best part—if you’re a member of A New Life in Italy, you now get 3 free months inside Cook with Anana. Special Report: Elective Residency Visa Income Rules Just Changed

Hey everyone, it’s Samantha Wilson with a special breaking news episode of Your New Life in Italy. On today’s show, I’m unpacking a landmark court ruling that could completely change how families apply for one of Italy’s most challenging visas—the Elective Residency Visa (ERV).Here’s the big news: For years, consulates (especially in the US and UK) have insisted that each adult applying under the ERV prove their own independent passive income of over €31,000 per year. So if you were a couple? That meant €62,000 total—and from separate sources. But a recent ruling by the Regional Administrative Court in Lazio just struck that down. A British couple who were denied their visa in 2022 because they applied jointly—using shared income—just won their case. And the implications are huge.In this episode, I explain:What the court actually said (and why it matters)The real income thresholds families now need to meetWhat this means for couples who applied before—and got deniedWhat we still don’t know (yet) about how this applies if one spouse has no incomeWhy this is about more than money—it’s about how Italy defines familyIf you’ve been told “no” before because your income was shared, or you were applying as a couple—this could be your chance to reapply, with the law now on your side.📎 I’ve linked the full court ruling in the show notes for those who want to dig into the details.Let’s be clear—this doesn’t mean everyone gets an automatic approval. But it does mean the consulates can’t make up rules that aren’t supported by Italian law. And that’s a big win.Ciao for now!SamanthaResources:Download the Ruling Rate, Review, & Follow If you loved this episode and want to hear more, please consider rating and reviewing my show! Don't Lose Your Dream House Over a Wire Transfer

Ciao friends — it’s Samantha, and in this episode of A New Life in Italy, we’re talking about something that no one tells you enough about when buying property in Italy: how to actually move your money… without losing your mind, your deal, or your savings. You’ve probably been dreaming about that hilltop farmhouse or beachy little pied-à-terre. You find the one, make the offer… and boom. Things get real. Fast. But here’s the thing: Italy isn’t going to sit around and wait while your bank tries to figure out how to send euros across the ocean. If you don’t plan ahead, you could miss out entirely. I’ve seen it happen—more than once.In this episode, I sit down with my go-to currency expert Rachel Canalis from GC Partners. She’s helped tons of our clients transfer big sums securely, quickly, and—bonus—usually with a way better exchange rate than their bank.We share some real-life stories, including one (ouch) where a couple lost their dream home in Umbria because their money didn’t land in time. Spoiler: their bank caused all the drama, and the backup buyer got the house.Rachel and I talk about what to do instead—like opening a currency account early, locking in your exchange rate, and working with someone who actually knows the process inside and out. We also cover how to handle deposits if you don’t have an Italian bank account (hint: your notaio can help with that), and why compliance checks are no joke when sending large international transfers. If you’re even thinking about buying property in Italy, this is the stuff that will save you time, stress, and possibly thousands of euros. I promise, it’s not just boring money talk—this is the behind-the-scenes stuff that makes or breaks your dream. So grab your espresso, and let’s talk about how to avoid the currency traps and get those keys in your hand—with confidence.Ciao for now! 🇮🇹✨ResourcesGC Partners Free Account Rate, Review, & Follow If you loved this episode and want to hear more, please consider rating and reviewing my show! Stop! Don’t Move to Italy This Summer—Do This Instead

Hey there, it’s Samantha! In this episode of A New Life in Italy, I’m digging into something that surprises a lot of people: why summer is actually one of the worst times to start your move to Italy—and what you should be doing instead.I know, I know… sunshine, Aperol spritzes, the dream of strolling into your new Italian life with sunglasses and gelato in hand—it all sounds perfect. But trust me, summer is not the time to pack your bags and expect things to fall into place. It’s the time to prep, not pounce.Let’s talk Ferragosto. It’s that magical (and maddening) stretch in August when Italy basically hits pause. Offices shut down, real estate agents disappear, and even the most basic bureaucratic tasks suddenly become impossible. In the episode, I share the story of a lovely Canadian family who learned this the hard way—they tried to move in August and ran straight into a wall of closed doors (literally and figuratively). It was chaos. So, what should you do instead?Summer is your secret weapon for getting organized. I walk you through three essential things to focus on right now:Gather your documentsDecide which visa path is right for youSet a realistic budget (because spoiler: Italy is dreamy, but it still comes with bills)I also break down the 7 Key Decisions you’ll need to make to move to Italy successfully—things like where to live, whether to rent or buy, how to support yourself, and more. If you’re feeling stuck or overwhelmed, this episode is going to help you slow down and get strategic. You’ll also hear me answer some great listener questions—about the timing of visa applications, whether summer scouting trips are worth it (they are!), and how to gear up for a September start when everything in Italy comes back to life.If you’re dreaming of Italy, now’s the time to start planning—not panicking.🎁 And don’t forget to grab your free guide:The Seven Key Decisions to Plan Your Move to ItalyThis checklist is your roadmap to turning “someday” into a real, doable plan.So pour yourself a cold spritz, take a breath, and let’s get planning.Ciao for now!— SamanthaResources:Download the 7 Key Decisions Free Guidebook Book a Tax Evaluation CallListen to Episode <a href="https://player.captivate.fm/episode/d731abe6-6c4d-4f94-8513-96ea747543c

How Fast Can I Move to Italy

How Fast Can You Really Move to Italy? Let’s Talk Timing.Hey there, it’s Samantha! If you’ve ever found yourself wondering how soon can I actually move to Italy?—this episode is for you.I’m diving into what the timing really looks like depending on your situation. Whether you’re dreaming of moving in six months… or six days, I break down the fastest paths (and the not-so-fast ones), so you know what to expect. If you’ve got Italian or EU citizenship, good news—you’re already ahead of the game. But even then, there are things to think about, especially if you’re moving with a non-EU spouse or partner. You’ll still need a home lined up and documents like the idoneità alloggitiva before you pack your bags. For everyone else, I walk through visa options—like the Elective Residency Visa, which can be surprisingly quick if your finances are straightforward. I also explain why the Investor Visa might be a smart (and fast) alternative, especially since you don’t need to secure housing before applying. Then, we shift gears and talk about the slower routes—like the Digital Nomad Visa or Student Visa—where bureaucracy can drag things out. I share what to avoid, what to prepare early, and why August and December might not be the best times to make your big move. And of course, I answer your questions—about property, visas, documents, and all the nitty-gritty you’ve been asking me in emails, DMs, and calls. So if Italy’s calling and you’re trying to figure out how soon you can answer, this episode will give you a clear roadmap. You Got the Visa—But Can Your Family Come Too?

In this episode of A New Life in Italy, I’m diving into a question I get all the time from clients, members, and listeners: “If I get the Digital Nomad Visa… can I bring my spouse? What about my kids?”The short answer? Yes—you can.But (you knew there’d be a but, right?)… it’s not always as straightforward as people expect. So today, I’m walking you through what it really looks like to bring your family with you when you’re making the move to Italy on a Digital Nomad Visa. We’ll talk about what’s possible, what the law says, and what you can actually do to keep your family together during the move.I’ll break down what qualifies as a family member in Italy’s eyes (spoiler: you need to be legally married or in a registered civil union—common-law relationships don’t count here). And I’ll explain the difference between bringing children versus bringing a spouse, especially now that Italy has introduced a two-year wait for spouses under family cohesion. Yep, that’s new—and not great—but there is a workaround.I’ll walk you through the steps you need to follow, like:Getting your own Digital Nomad Visa approved firstSecuring a long-term lease in ItalyApplying for the Nulla Osta (a critical clearance document)And gathering all the paperwork—like marriage certificates, birth certificates, and apostilles—that you’ll need to submit on your family’s behalfI also talk about some of the real challenges people face once they’re in Italy—like how different every Questura (immigration office) is, and why that can seriously affect your timeline. It’s one of those things no one tells you about until you’re already in it, so I’m telling you now.And of course, I answer some of your listener questions—like whether your spouse can work on the family visa, what happens if you're not married, and how the process looks different for other visas like the Elective Residency Visa. This episode is packed with the practical, behind-the-scenes info you need to make sure you’re not caught off guard. Why Moving to Italy Might Not Fix Your Life

In this episode of A New Life in Italy, I’m getting honest about something I think too many people overlook when planning a big move: the emotional side of starting over in a new country.Yes, Italy is beautiful. Yes, the lifestyle shift can be amazing. But today, I want to talk about what doesn’t always make it onto Instagram—the reality of what happens when you move your entire life, your identity, and your sense of home to a place where everything is different.I’ve seen it time and time again: people show up full of excitement and plans, only to find themselves totally unprepared for what happens after the paperwork is done and the boxes are unpacked. The truth is, living in a new country—especially alone, or as a couple who might not be on exactly the same page—can shake up everything you thought you knew about yourself. In this episode, I talk about the quiet parts of this journey: the grief of leaving behind people who really knew you, the frustration of starting from zero, the moments where you second-guess whether you made the right decision. I share a story from a woman in our community who found herself unexpectedly overwhelmed with loneliness in her first Italian winter. She wasn’t expecting how hard it would be to not share a language—or a history—with anyone around her.But I also want to show you what’s on the other side of that discomfort. There’s something incredibly freeing about being unknown in a new place. It gives you a chance to rebuild—not from scratch, but from experience. You get to choose what you carry forward and what you let go of.Later in the episode, I’ll give you some practical suggestions for making the transition smoother—especially if you’re doing this solo. We’ll talk about what helps, what usually takes longer than expected, and what it really means to give yourself time and space to settle in.And of course, I’ll answer some listener questions too—from managing the language barrier to what timeline you should expect for feeling “at home” in Italy. If you're in that in-between place—planning your move, freshly landed, or a few years in but still adjusting—I hope this episode makes you feel seen. You’re not alone, and you’re not doing it wrong. Think Italy Is Cheap? Here’s What It Actually Costs to Live Here

In this episode of A New Life in Italy, I’m digging into one of the most common—and important—questions I get: how much does it really cost to live in Italy? Now, I know it’s easy to fall in love with the idea that Italy is some dreamy, budget-friendly paradise. And in many ways, it can be more affordable than other countries—but I’m here to give you the honest truth about what it actually costs to live here long term.We start with the big one—housing. Whether you’re buying or renting, I walk you through what to expect, the hidden costs that can sneak up on you (like deposits, agency fees, or surprise renovation needs), and why those super cheap countryside listings might not be the deal they seem. Then we get into the real day-to-day stuff—utilities, groceries, healthcare—the boring-but-essential pieces of everyday life. I talk about where things are surprisingly affordable (like dining out!) and where they’ll bite into your budget (hello, winter heating bills in old stone houses).I also break it all down by region, because yes—where you live in Italy makes a huge difference. The north tends to be pricier, while the south can offer a slower pace and smaller bills—but it also comes with trade-offs you’ll want to consider.Throughout the episode, I share tips to help you save (like shopping at local markets and skipping the tourist trap cafés), and also where I think it’s absolutely worth splurging. Because let's be honest—some things, like staying warm and exploring Europe while you’re here, are just worth it.And at the end of the episode, I answer a few listener questions, including whether you can live on €2,000 a month, what to expect in southern Italy, and a few unexpected costs that often catch people off guard. So if you’re thinking about making the move—or you’re in the middle of planning—it’s a good one to tune into. My goal is to help you make smart, informed choices so you can build your new life in Italy without unnecessary stress (or sticker shock).ResourcesCost of living calculatorSmart Move Italy Sales Calendar Rate, Review, & Follow If you loved this episode and want to hear more, please consider rating and reviewing my show! SPECIAL REPORT: Italy's Citizenship Law Shake-Up: What You Need to Know

Ciao amici! In this special report episode of A New Life in Italy, I’m diving into something that’s been creating a lot of buzz (and a little bit of panic, if we’re being honest)—the big changes Italy is proposing to its citizenship law.If you’ve been dreaming of claiming your Italian roots and getting that coveted passport through ancestry, you’ll definitely want to tune in. For years, Italy has had one of the most generous citizenship-by-descent laws in the world—you didn’t need to live in Italy, speak Italian, or even have close ties beyond your ancestry. But now, that could all change. In this episode, I’ll walk you through what’s really going on, why the Italian government is tightening the rules, and what it means for people hoping to apply. The biggest proposed shift? Citizenship would only be automatically recognized if your parent or grandparent was born in Italy. That means people tracing their citizenship through great-grandparents could be left out.To help break it all down, I’m joined by Terry Wilson, our lead citizenship researcher here at Smart Move Italy. Terry has been knee-deep in the details and shares exactly what this proposed law says, who it affects, and how it could change the application process going forward. We also talk about the emotional side of all this—what it feels like to have your identity questioned or your eligibility suddenly vanish after years of research and hope. And then—because you know I like to bring in the legal experts—I’m also joined by Italian attorney Arturo Grasso. Arturo gives us the straight legal scoop on what’s changing, what’s staying the same, and who is still protected. If you’ve already applied or have a case in court, you’re safe. But if you haven’t filed yet, Arturo has some important advice on why now is the time to act.So if you’ve ever thought about applying for Italian citizenship—or if you’re already in the middle of the process—this episode is for you. I want you to feel informed, empowered, and ready to take the next step, whatever that looks like for you.As always, I’m here to help you navigate all the twists and turns that come with creating your new life in Italy. How To Plan A Property Buying Trip To Italy

Alright, let’s get real about buying property in Italy. In this episode of A New Life in Italy, I’m breaking down exactly how to plan a successful property viewing trip—because trust me, just showing up and hoping for the best? That’s a recipe for frustration.Buying a home in Italy is exciting, but it’s also full of twists and turns that can trip you up if you’re not prepared. I’m sharing what I’ve seen work (and what doesn’t) when it comes to house-hunting here, so you can avoid the classic mistakes that leave buyers feeling overwhelmed and empty-handed.First things first—before you even book your flight, you need to pre-screen your properties. I’ll walk you through how to create a short list of homes that actually fit your needs and budget, instead of wasting time on places that look great online but fall apart in person. I’ll also share the critical questions you need to ask agents before scheduling a viewing—because not every listing is what it seems, and you don’t want to spend your trip chasing dead ends. Then, once you’re in Italy, I’ll help you maximize your time on the ground. The key? Quality over quantity. I know it’s tempting to cram 10+ house viewings into a single day, but after the third or fourth, they all start to blur together. I’ll explain how to structure your schedule, take the right notes and photos, and keep track of what really matters so you’re making informed decisions—not just picking a house because it’s the only one you can still remember. And let’s talk about what happens when you actually find the one. You’ll need to move fast—but not recklessly. I’ll share why having a property lawyer and a geometra lined up before you fall in love with a house is a game-changer. Plus, I’ll break down how to navigate the negotiation process in Italy, because let’s be honest—this isn’t the US or UK, and the way deals are made here is different.By the end of this episode, you’ll know exactly how to plan your trip like a pro, avoid the common mistakes, and set yourself up for success in the Italian property market. So, if buying a home in Italy is on your radar, grab your notebook, and let’s get into it!And hey—if you have questions about your own property search, send them my way! The Hard Road to Italy: One family's battle for the Digital Nomad Visa

Moving to Italy is a dream for so many people—but let’s be real, getting here isn’t always smooth sailing. Italian bureaucracy is a beast of its own, and whether it’s consulates, comune offices, or the questura, every office seems to have a different answer for the same question. It’s confusing, it’s frustrating, and it’s easy to get caught up in misinformation or, honestly, just go with the answer you want to hear rather than the right one.In today’s episode, I’m diving into what it really takes to navigate this system without losing your mind. And to help me illustrate just how unpredictable this process can be, I’m sitting down with Jenna and Damien—a couple who were among the first to apply for and actually get the Digital Nomad Visa from the Los Angeles consulate. But let me tell you, their journey was anything but easy.Jenna and Damien started out with a completely different plan. They were thinking about moving to Florida, but a chance conversation at Disney World (yes, really!) changed everything. That led them down the path to Italy, where they found themselves knee-deep in visa applications, legal consultations, and a consulate appointment that felt more like an interrogation than an interview. Even with all the prep work they did—including hiring a lawyer—they still faced unexpected curveballs, delays, and last-minute document requests that nearly derailed everything.Their story is a masterclass in resilience and persistence. It’s a reminder that no matter how much you plan, things will go sideways at some point—but that doesn’t mean you should give up. We’re going to unpack what went wrong, how they pivoted, and the biggest lessons they learned along the way.And of course, I’ll be sharing my best tips to help you avoid these same pitfalls, from how to prepare for the unexpected to why flexibility might just be your best asset in this whole process. So whether you’re deep in your visa application, just starting to explore your options, or even just daydreaming about a life in Italy, this episode is packed with real stories, practical advice, and plenty of encouragement to keep you moving forward.Let’s get into it!Resources:Book a private consultation with meAbout the Digital Nomad Visa for ItalyRate, Review, & Follow If you loved this episode and want to hear more, please consider rating and reviewing my show! Elective Residency Visa vs. Investor Visa—Which Is Right for You

Hey there! It’s Samantha here, and today we’re diving into a question I hear all the time: Should you go for the Elective Residency Visa or the Investor Visa when moving to Italy? Whether you’re planning to retire under the Tuscan sun or just want the freedom to hop back and forth, knowing which visa fits your dreams (and your situation) is super important.Let’s start with the Elective Residency Visa (ERV). If you’re retired or have a steady stream of passive income, this might be your ticket. But—and it’s a big but—it comes with some strict rules. You’ll need to show proof of solid passive income, commit to a long-term lease or buy a property in Italy before you even apply, and here’s the kicker: you can’t work in Italy with this visa. Plus, once you’re here, you’ll be a taxable resident, which means declaring your worldwide income. (Pro tip: get a great tax advisor on your team for this one.)Now, if you’re someone who needs a bit more flexibility, let’s talk about the Investor Visa, aka the Golden Visa. This one lets you work in Italy, and only one family member needs to meet the requirements for everyone to qualify. The catch? It requires a significant financial investment—think Italian businesses, government bonds, or similar options. But one big plus? You don’t have to sort out housing before applying.Throughout this episode, I lay it all out for you—application requirements, living arrangements, residency and tax implications, work opportunities, how long the visas last, and how to renew them. By the end, you’ll have a much clearer picture of what works best for your plans.Oh, and in the second half, I answer some great listener questions. We talk about accessing Italian healthcare as a dual citizen, how long it takes to get a permesso di soggiorno, and the steps you need to take if you’re moving back to your home country. So, grab a coffee or a glass of wine, and let’s chat about your future in Italy. I want to help you make the best decisions for your dream life here. 3 Mistakes That Could Cost You Your Elective Residency Visa

Hey there! Welcome to Season 3 of A New Life in Italy! I’m Samantha Wilson, and I couldn’t be more excited to kick off this season with a topic that’s on so many of your minds: the Elective Residency Visa (ERV). Or, as some people like to call it, the "retirement visa." If moving to Italy is your dream but the whole visa process feels overwhelming, then this episode is absolutely for you.Let’s break it all down together.First, I walk you through exactly what the Elective Residency Visa is and who it’s designed for. Spoiler alert: it’s not for everyone. If you’re planning to work or start a business in Italy, this isn’t the visa for you. But if you’re retired or have passive income to support yourself, the ERV could be your golden ticket. Then, I get into the three most important parts of a successful ERV application:The Cover Letter: This is your chance to make a great first impression. I’ll show you how to balance emotions with facts—because let’s face it, just saying “I love Italy” isn’t enough. I even share a story about a couple who learned that the hard way and how we turned their application around.Financial Requirements: This part tends to stress people out the most, so let’s simplify it. It’s not just about having a big bank account; it’s about proving consistent, reliable passive income. I’ll walk you through the minimum requirements and share an example of a client who hit a roadblock but ultimately succeeded.Accommodations in Italy: Yep, you’ll need a long-term lease or proof of property ownership before you even apply for the visa. I share tips for navigating the Italian rental market, avoiding common pitfalls, and ensuring you’re ready to go.Throughout the episode, I sprinkle in real-life examples and actionable advice to help you avoid the most common mistakes and feel confident about your application. As we wrap up, I encourage you to think about your own Italian dream—what does it look like? Whether it’s sipping cappuccinos in a Tuscan villa or strolling through a quaint village in Puglia, this visa could be your first step toward making it happen.Oh, and don’t forget to tune in next week when we dive into the Investor Visa—another exciting way to make your Italian dream a reality. If you’re loving the podcast, be sure to subscribe so you don’t miss a single episode. Italian Citizenship: Why Going to Court Might Be Your Best Option

In this episode of A New Life in Italy, I’m diving into one of the most complex and, let’s face it, daunting aspects of the citizenship journey: claiming Italian citizenship through the court system. If you’ve traced your family roots back to Italy and are eager to secure your citizenship, you might have already run into obstacles like the infamous 1948 rule or endless wait times at your local consulate. The truth is, for many, the best path forward lies in navigating the Italian legal system—a process that can seem overwhelming but is often the most efficient way to achieve your dream.I break down the two main reasons people take their citizenship cases to court: the 1948 rule and what’s known as the "no appointment" case. The 1948 rule applies if you have a female ancestor who couldn’t pass on her citizenship before January 1, 1948, due to outdated laws. If that’s your situation, applying through the consulate will almost always lead to rejection, leaving the court as your only option. The "no appointment" case, on the other hand, is for those stuck in limbo with wait times so long at their consulate that they’re forced to ask the courts to step in and take jurisdiction. To help make sense of it all, I’m joined by Terry Wilson, our head citizenship expert. Terry breaks down the ins and outs of the court process, including the documents you’ll need and what to expect in terms of timelines—usually 18 months to two years. While it might sound intimidating, Terry explains how the court route is often faster and less frustrating than dealing with the consulate, especially if you’re applying with multiple family members and can share the costs. We also dive into the many benefits of pursuing citizenship through the courts. You don’t need to appear in court yourself, you can include your entire family in one petition, and well-prepared cases typically have very favorable outcomes. Of course, there are challenges too—like dealing with naming discrepancies or gathering the right documents—which is why having a qualified Italian lawyer by your side is so important. Before wrapping up, I share some practical tips for anyone considering the court route. We talk about the importance of hiring a specialized lawyer, budgeting realistically for the costs involved, and preparing for the bureaucracy that comes after you’ve won your case.If you’re feeling stuck in your citizenship journey or just exploring your options, this episode is packed with insights to help you move forward with confidence. Let’s demystify the court process together and get you one step closer to claiming your Italian citizenship.Resources:Italian Citizenship Help Visa Guide Book Rate, Review, & Fo

Which Visa is Your Ticket to Italy?

Hey there! In this episode of A New Life in Italy, I’m diving into one of the biggest challenges of relocating to Italy: figuring out the visa maze. If you’re not an Italian or European citizen, choosing the right visa is absolutely key for living here longer than 90 days. I know it can feel overwhelming with so many visa types, each with its own rules, so I’m breaking it down by focusing on the three most popular options: the Elective Residency Visa, the Student Visa, and the Digital Nomad Visa.Let’s start with the basics—what exactly is a visa, and why is it so important? Think of a visa as your entry ticket; it’s what lets you apply for a “Permesso di Soggiorno” or permit of stay, which you’ll need to actually live here long-term. Picking the right visa depends on your unique situation and goals, and I’m here to help you navigate that decision.First up, we’ll talk about the Elective Residency Visa, sometimes known as the retirement visa. This one’s ideal if you have a stable, passive income and dream of retiring in Italy. I’ll walk you through the essentials, like needing a minimum net income of €32,000 per year per person, plus showing that you have a solid financial foundation and a place to stay before applying. I’ll also cover some common mistakes to watch out for, like not fully understanding the financial requirements or the importance of guaranteed income. Then, we’ll dive into the Student Visa, which is fantastic for younger folks or anyone looking to study in Italy. I’ll explain what’s needed for this visa—everything from acceptance into a recognized school to proof of funds to support yourself during your studies. Plus, I’ll touch on some great perks, like the chance to work part-time and even potentially convert this visa to a work permit later. Finally, we’ll look at the brand-new Digital Nomad Visa, which is perfect for remote workers who want to live in Italy without needing a local job. I’ll break down the requirements, including holding a degree or significant work experience and meeting a financial threshold of around €28,000 annually. This visa offers a lot of flexibility, letting you enjoy the Italian lifestyle while keeping your current job.Throughout the episode, I’ll be sharing practical tips and insights to make the application process as smooth as possible. Preparation and a deep understanding of each visa type can make all the difference. As we wrap up, I encourage you to think carefully about your options, and remind you that SmartMoveItaly.com has resources to help with every step of your visa journey.Resources: Italian Visa GuidebookBook a Consultation CallVisit Smart Move It

Rent First, Visa Second: Key Tips to Get Started and Reduce Risks

In this episode of "A New Life in Italy," I, Samantha Wilson, delve into a crucial yet often overlooked aspect of moving to Italy: the necessity of securing a rental property before applying for a visa. Many aspiring expatriates find themselves caught off guard by this requirement, which can complicate their plans and create confusion.I begin by outlining the types of long-term visas available in Italy, specifically the National D visa, which is valid for up to 365 days. I explain that proof of a residential address is a mandatory part of the visa application process, emphasizing that short-term accommodations like Airbnbs or hotels will not suffice. I highlight the most common visas that require a rental agreement, including the elective residency visa, student visa, digital nomad visa, and family reunification visa.Next, I break down the different types of rental leases that can qualify for a visa application. I discuss the transitorio lease, which is a short-term option lasting between 1 to 18 months, and the more stable 4 plus 4 and 3 plus 2 leases, which offer longer-term commitments. I stress the importance of ensuring that the lease aligns with the visa requirements and the need for a legally registered contract.Throughout the episode, I address the common challenges foreigners face when trying to secure a rental in Italy, such as language barriers, proving financial stability, and the upfront costs associated with renting. I provide practical advice on budgeting for these expenses and the importance of working with a rental agency or property finder to navigate the complexities of the Italian rental market.I also share tips on timing your rental search to coincide with your visa application process, ensuring that you have a lease in place without incurring unnecessary costs before your arrival. Additionally, I advise listeners to check with their consulate regarding specific rental lease requirements, as these can vary.To wrap up the episode, I answer listener questions about the cost of living in Italy, the challenges of living as a foreigner, and healthcare expenses. I encourage anyone considering a move to Italy to reach out for assistance, whether through my team at SmartMoveItaly.com or other resources, to help make their transition as smooth as possible.Join me as we explore the ins and outs of securing a rental property in Italy, ensuring that you are well-prepared for your exciting new life in this beautiful country.
