Welcome to the land podcast, a platform for people looking to educate themselves in the world of land ownership, land investing, staying up to date with current land trends in the Midwest, and hearing from industry experts and professionals. On today's episode, we are back in the studio with our guest Kyle Heuerman. We discuss: The real risk isn’t buying land — it’s letting fear stop you from starting. You don’t need to be wealthy to buy land — you need a plan and discipline. Land offers multiple income paths beyond appreciation (timber, easements, development rights). Most people who give land advice have never owned land themselves. The first land purchase is the hardest — every one after that gets easier. Buying larger acreage often lowers your price per acre and improves long-term returns. Bad listings and overlooked properties often hide the best opportunities. Owning land changes how you think about hunting, conservation, and value. You can recover from a bad deal — but you can’t recover missed opportunities. Land builds both financial wealth and a level of peace you can’t get elsewhere And so much more! Welcome to the land podcast, a platform for people looking to educate themselves in the world of land ownership, land investing, staying up to date with current land trends in the Midwest, and hearing from industry experts and professionals. On today's episode, we are back on the road in Iowa with one of my all time favorite conversations with a now great friend Alan Ammons. We discuss: Alan Ammons shares his journey from farming to the Navy and back to agriculture. He bought his first farm in 1975 with help from his father, risking his family's land. The 1980s brought economic turmoil, leading to significant losses in farming. Alan reflects on the emotional toll of losing his farm and the feeling of failure. He discusses the impact of high interest rates and falling land values on farmers. The conversation highlights the importance of adapting business models in agriculture. Alan's experience with a deed in lieu of foreclosure helped him clear debts. He emphasizes the community's struggles during the farming crisis of the 80s. Alan eventually returned to farming and started a real estate business in 1989. The discussion underscores resilience and the lessons learned from tough times. And so much more! Welcome to the land podcast, a platform for people looking to educate themselves in the world of land ownership, land investing, staying up to date with current land trends in the Midwest, and hearing from industry experts and professionals. On today's episode, we are back in the studio with repeat guest Nic Schaalma. We discuss: Nick emphasizes the importance of balancing investments, including land and retirement accounts. Land can be a valuable investment, but it shouldn't be the only focus for average earners. A 401k match is considered "free money" and should be prioritized before investing in land. Saving for a down payment is crucial; having a safety net is essential before buying land. Buying land below market value can lead to significant long-term gains and wealth building. Diversification in investments is key; don't put all your money in one asset class. The current market shows potential for finding deals as interest rates rise and demand shifts. Building relationships with landowners can lead to off-market opportunities and better deals. Land contracts can be beneficial for both buyers and sellers, especially for tax reasons. The conversation highlights the importance of strategic planning and smart financial decisions. And so much more! Welcome to the land podcast, a platform for people looking to educate themselves in the world of land ownership, land investing, staying up to date with current land trends in the Midwest, and hearing from industry experts and professionals. On today's episode, we are doing something a little different. Today, Jake takes a turn in the guest seat as his lifelong friend and field producer Richard Rappley interviews him about his land journey and The Land Podcast. We discuss: Richard interviews Jake, revealing his journey and passion for land ownership. Jake shares his early interest in owning land despite not coming from a land-owning family. He got his real estate license in college to pursue his dream of buying land. The importance of having a reliable lender is emphasized through Jake's truck loan experience. Jake's first property purchase was a significant milestone, driven by careful planning. The Land Podcast started as a way for Jake to learn from experts in land ownership. The podcast has positively impacted many listeners, helping them buy their first farms. Jake discusses the common mistakes first-time land buyers make, like overthinking decisions. He encourages listeners to take action rather than wait for the "perfect" opportunity. The conversation highlights the emotional and financial rewards of land ownership. And so much more! Welcome to the land podcast, a platform for people looking to educate themselves in the world of land ownership, land investing, staying up to date with current land trends in the Midwest, and hearing from industry experts and professionals. On today's episode, we are back in the studio with repeat guest Alex Mortensen of Buckhorn Land Management. We discuss: Alex Mortenson started Buckhorn Land Management after selling his first farm at 21. Selling his first farm was an emotional decision, especially with young kids at home. He bought a second farm in Pike County, drawn by its deer sign and tillable land. The second farm had great access, allowing for easy hunting without pressuring the deer. Neighbors' hunting pressure impacted deer movement on his first farm, influencing his decisions. He learned the importance of neighbor dynamics when purchasing land for hunting. Alex's new farm features a lake, enhancing its recreational value for family and friends. He used OnX to plan the lake's layout, achieving impressive accuracy in depth and design. The new farm's appraisal came back higher than the purchase price, a pleasant surprise. Alex aims to create a family-friendly space while still hoping for good deer hunting opportunities. Welcome to the land podcast, a platform for people looking to educate themselves in the world of land ownership, land investing, staying up to date with current land trends in the Midwest, and hearing from industry experts and professionals. On today's episode, we are back in the studio with Kent Boucher and Nickolas Lirio of Hoksey Native Seeds. We discuss: Spring planning is crucial for establishing warm season grasses and pollinators. Assess current vegetation before planting; it affects your success. Spray cool season grasses in fall and spring to prepare for planting. Glyphosate is effective for controlling invasive grasses like brome. Timing is key; spray before plants go to seed to prevent future issues. Interseeding can be challenging; consider burning or grazing to create space. Diverse prairies support healthier deer populations and ecosystems. Managing land can be more rewarding than just hunting; it fosters a deeper connection. Use herbicides carefully; some can target specific invasive species effectively. On today's episode, we are back in the studio with Nate Hicks of Painted Arrow. We discuss: Nate Hicks shares his journey from living on a boat to buying land and starting a business. He reflects on how much has changed since his last podcast episode three years ago. Nate's love for land stems from his childhood on his grandfather's apple orchard. He sold his boat to purchase his dream farm, which he renovated himself. The decision to sell their first home was driven by family needs and space for kids. Nate and his wife found a larger home with lake access and more land, leading to a big move. Painted Arrow, Nate's business, was growing, prompting him to quit his corporate job. They faced challenges with commuting and managing family life while running the business. Nate sold the land from their second property before selling the house, which surprised him. LAND REPROT: https://landvalues.acres.com/farmland-values-heartland-report This week, we have a returning guest, Aaron Shew, a data scientist at Acres, to talk about a recent report they released, “The Heartland Report,“ a comprehensive analysis that offers an in-depth examination of land values spanning from the first quarter of 2020 to the second quarter of 2023. What makes this report particularly remarkable is its extensive dataset, comprising over 37,000 real land transactions gathered from across the sprawling Midwest region. With this wealth of data, Aaron and his team have meticulously aggregated information to unveil the trends, shifts, and patterns that have defined Heartland's farmland landscape in the past three years. If you are a land buyer, investor, or broker, this report is a valuable tool that will give you a good idea of what happened in the last three years. It will not only provide you with critical insights into the dynamics of farmland values but also offer a comprehensive understanding of the factors that have shaped the land market. Now, let’s jump in! Key Highlights from the Show [00:01] Episode intro and pre-show talk [02:39] Aaron’s background and what he does as a data scientist at Acres [05:36] What inspired the idea of the Heartland Report [08:47] The date range when they started the Heartland analysis [09:30] Where to find and download The Heartland Report [10:41] Aaron’s assumptions that were confirmed and debuted by the report [14:31] Aaron's perspective on the causes of the spike in sales in farmland [16:39] The price breaker and some factors and firms that they filtered out [19:36] Productivity index (PI), how the price is calculated, and Aaron’s findings [29:24] Illinois run of price and the number of class A, B, and C sales [31:25] Aaron's opinion of Indiana based on the data that they retrieved [33:57] I owa price breaker gradient and what Aaron and his team found [36:02] Minnesota’s class A steep decline compared to other states [38:33] Findings from Missouri on land value and sales trends [41:33] Nebraska irrigated, and non-irrigated grounds value broad report [43:50] High-level trends that Aaron and his team found in Ohio [45:31] Aaron’s predictions for the next 2-3 years based on the last 3 years trend [48:13] Aaron’s perspective looking at The Heart Land report in 20 years [50:22] How to send your feedback and ideas to Aaron based on the report [51:09] Ending the show and calls to action Notable Quotes Until you get the big picture of data and trends, there are a thousand rabbits to chase. The Heartland report is not meant to replace local knowledge and the broker but to empower them in decision-making. If a farm is 10 miles from the nearest city vs. 50 miles, there is a big difference in the value; the value of farmland is not entirely tied to productivity.

Patrick from St. Louis shares his experience of buying a plot of land for hunting, including dealing with high prices and challenges during his search. In this episode of the Land Podcast, Patrick talks about the financing process, making decisions, and doing due diligence before purchase. His valuable insights include advice on preparing financially and the online bidding process. • Patrick had been saving for over a year for a down payment to purchase a plot of land primarily for hunting. • He preferred land with more timber than tillable, with some road frontage. • Looking for a farm within three hours from St. Louis, focusing on Illinois rather than Missouri • Eliminating auto loans can free up funds for land purchases • Appraisals can come in lower than expected, buyers should have a safety net or consider adjusting down payments • The compound effect of starting small can lead to owning larger pieces of land in the future. • Listening to podcasts and hearing other people's stories can give a comfort level and help make buying land feel more achievable. Whether you're a seasoned hunter or a beginner, owning your own deer hunting farm can be a dream come true. But before you start setting up blinds and baiting areas, it's essential to ensure that your land is properly prepared for hunting. That's why we sit down with a veteran deer hunting farm owner, Skip Sligh, to discuss the top things you need to do before opening up your farm to hunting. In this conversation, we dive into the importance of timber sampling, the benefits of planting food plots for deer, and the ideal forests to grow for optimal hunting conditions. So, if you're looking to maximize your chances of a successful and rewarding hunting experience, Skip shares essential steps to take on a scenario of a 50-acre deer hunting farm. Skip is the owner of Iowa Whitetail. He purchased his first land when he was 22 years and what he has done over the last 20 years is interesting and inspiring. He has bought and sold over 200 farms and built a special track in Iowa. Now, let’s jump in! Key Highlights from the Show [00:01] Episode intro and what is in for you today [04:19] The greatest habitat mistake farm owners make [07:14] A 50-acre parcel case scenario [08:37] Why the first thing Skip would do after purchasing the land is timber sampling [16:04] How you can handle the bush hunting circles [19:53] Third priority: growing food [28:14] A quick recap of what you should do to your parcel in the first year [32:09] What you should do in your second year: planting trees [40:30] A quick list of fruit trees you can plant in the Mid-West [47:36] More things you can do in year two [52:52] Other projects you can do alongside optimizing your farm [55:47] Episode wrap-up and calls to action Notable Quotes Just because your farm is for hunting deer does not mean you should skip any steps of farming on the land. Food abundance and variety are keys in deer habitat. You should spend the entire first year in your new land focusing on growing food. In this episode we have Alec Bean from ASM Labs discuss soil fertility deprecation. It’s tax season, and in this episode, we will talk all about that overlooked aspect, especially by land owners, prospective land owners and even some accountants. Whenever you buy land, you can do soil tests to determine its fertility levels. In this case, the experts collect soil samples and test them to determine the excess amount of nutrients in the farm. Certified crop advisers then assign a value to those excess nutrients based on USDA Fertilizer pricing reports, all of which is compiled into a professional report, which can be used to claim deductions for excess fertility in the piece of land. Alec Bean joins us in this episode to talk about all that jargon and how to navigate the complexities of that tax deduction. Alec Bean, CCA and owner of Agricultural Soil Management (ASM), have been helping clients take advantage of IRS Section 180, which allows for the depreciation of excess nutrients on a farm parcel when purchased. “If you are buying land right now and not taking advantage of this part of the tax code, more than likely, dollars are being left on the table,” says Alec Bean. Key Highlights from the Show [00:01] Episode intro and pre-show talk [03:11] Meet and greet Alec Bean [05:24] Who does the IRS section 180 apply for? [07:53] At what stage is this tax law activated [10:21] After how long should you start the soil testing process after purchase? [12:02] Benefits of doing soil testing besides tax incentives from the IRS [16:06] Making sense of the report with your CPA [26:09] Conditions where land is considered a CRP [30:08] Source of fertilizer and soil test values and the frequency of update [31:47] Nutrients tested in the soil [34:52] How the soil fertility values change from state to state [38:40] Why having a fresh soil test is key and what else you need to know [41:56] How Alec got into this field [44:06] Alec’s views on the current overview and future market of the land market [49:23] Ending the show and calls to action Notable Quotes 1031 exchange is simply a deferment of tax on land that is sold. When buying land, you need to investigate the soil fertility for purposes of tax deductions. No one gets excited about soil testing, but when you talk about the possibility of saving some dollars from it, you enter into a candid conversation. The best time to buy land was a long time ago. The second best time to buy is now. You can’t hunt something that is not there, and when it’s not there, you need to create it or find a better spot by assessing your farm and taking action. To create what you want, you need to put habitat first and hunting second. Stop focusing more on the wind direction, food plot, and the set-up, and focus on the habitat, and things will start shifting. Focusing on the habitat is a game changer. However, most of us don’t have the patience to do it, and we can’t stand not hunting on our new land for a year or two, but doing this makes all the difference. Learn how to achieve 365 days in a year of comfort, food, water, and cover to enable deer to stay. You can’t stop deer from leaving your property but don’t give them a reason to leave. Take time to cultivate a good hunting experience through patience, don’t sell yourself short. In this episode with Greg Glesinger, we discuss buying land, habitat, what all great parcels have in common, and the absolute farm deal breakers you should live by. Greg is a habitat fanatic, has brought many farms over the years, and has hunted and tagged multiple deer that most people consider a deer of a lifetime. Get ready to learn from his 25 years plus experience, wisdom, and secrets that have enabled him to succeed. Key Highlights from the Show [00:01] Intro and a bit about our guest, Greg Glesinger [02:09] Greg’s background and how he got into the hunting game [05:41] The foundation book that has stood up for Greg to this day [08:06] How prioritising habitat over hunting changed Greg’s strategy for buying land [09:11] How Greg ramped up a 240 acres farm with a horrible habitat and food [12:50] Transforming a transit property to a home property for deer [14:48] Greg’s 40% timber strategy and how to apply it to smaller farms [16:35] One of the most important attributes when looking for a farm [21:18] Patience and how it gives you more opportunities to harvest deer [23:47] Greg’s strategy and projects for hunting big bucks [26:47] The right pressure for high-value seeds and what it means to Greg [29:15] Greg’s strategy of buying a great land [30:18] Greg’s horror stories of the mistakes he made in the past [28:09] What inspired Greg to buy his first farm [33:40] What it was like decades ago to buy a farm Vs. today and Greg’s recommendations [36:21] Greg’s perspective on the land market trends [43:34] Neighborhood plant factor and why you need to do your homework [45:13] Being strategic on your bucks’ structure and what you want to harvest [49:00] What Greg wishes he knew when he started and his advice to you [52:42] Paying attention to your deer traffic and patterns to get information [51:11] Creating a 365 days year food program and why it’s important [57:52] Water access in the food plots and the strategy that Greg employs [01:01:23] Hunting the big deers and learning their behavior patterns [01:05:20] Finding out what you enjoy doing and pursuing it [01:06:59] Professional advice that Greg wishes he had known when he was in his 20s [01:16:10] Ending the show and calls to action Notable Quotes If you’ve too much timber in your property, it will work against you. Access is the number 1 attribute to look for; the rest you can build; when you’re hunting deer, you don’t want them to know you are coming. If you hunt less, you will kill more because you’re not putting pressure on the property. Doing the right work during the spring/summer puts your chances up during the fall. Do your homework on the neighbors and know who they are before purchasing a farm. Getting on the same page with your neighbors will save a lot of stress and make hunting a lot more enjoyable. If you want more enjoyment from your farm, gear it based on your access. Most people hunt to hunt, but they don’t hunt for information. https://linktr.ee/TheLandPodcast https://linktr.ee/exodustrailcamera https://bit.ly/TheDeerGearPodcast

With the uncertainty in the land-buying market, this is not the best time to double down and stick your neck out. “Not buying” because of the market is also not a great strategy, but buying what you can afford and manage will keep you moving forward. Buying land should be a win-win for the buyer and the seller, and focusing on what you have, what you want, and what is possible will enable you to get value for your money. Don’t wait for the market to improve or crush. That will only curtail your progress. Buying a farm, seeing its potential, and watching it grow is the best feeling that you don’t want to miss. Learn how to narrow down your goals and buy something you will enjoy. Knowing what you’re looking for will help you make the right choices in your purchase and farm improvement, and this makes all the difference. In this episode, Jake visits Steve Hanson in Iowa. Steve is a returning guest and has a great story of how he bought his first farm in Iowa in his 20s, how he sold it, and his experience with different land transactions and management. Steve specializes in land, real estate, and land management and is the owner and operator of Straight Arrow, which was established in 1995. He began his career guiding hunters in Alaska for several years before moving to Southern Iowa and guiding for trophy whitetails. The best properties that hunt the best have good access from multiple sides. The big mistake that new buyers make is that they want everything Once they get their first farm, many buyers get so excited about certain projects that they overlook the bigger ones. Once you put the infrastructure in place, everything else gets easier. Do you want to improve your premises and reach your hunting goals? Whether you are a resident or a landowner, there are many ways to make your property more attractive to deer. The key is not just putting up feeders but also implementing other management practices that will change how deer move on and use a property. Pay attention to the land and ensure it is healthy, manage vegetation, and have a good game plan. Another way you can do this is by planting food plots. The food plot will attract deer to the area and provide a more natural environment for them to feed. Learn these tips and much more with Sam Bilhorn in today’s episode. Even with the uncertainty in the market and the slowdown of the economy, the land is still selling, and there are investors out there looking for the right opportunities and waiting to buy it at a profit. So, if you find something that matches what you are looking for, it is a great opportunity. Don’t be scared because other investors are nervous right now. Learn how to see value in a farm that is on the listing that the seller and the listing agent can’t recognize and ways to add value to a farm that is currently not there. Take some advice from one of the best investors of our time and learn how to apply it to your land purchases in the future. Today’s episode, November Special, is power-packed with tips and insights from Warren Buffet's investing rules that you should consider when it comes to buying and selling land. During this episode, you will learn about; [00:01] Episode intro; November Special [09:51] Hunting season; Jake’s experience out there hunting deer all-day [03:54] Ten Warren Buffet land and selling buying quotes [04:56] Be fearful when others are greedy and greedy when others are fearful [06:08] Rule Number one, never lose money; rule number two, never forget rule number one [07:15] If you’re not willing to own stock for 10 years, don’t even think of owning it for 10 minutes [08:33] Price is what you pay; value is what you get [09:38] Risk comes from not knowing what you’re doing [10:24] No matter how great the talent or efforts, some things just take time. [11:20] Act slowly and decisively and let your money continually compound [12:24] The most important investment you can make is in yourself. [14:29] Episode wrap-up and call to action Notable Quotes A 50% loss requires a 100% gain to get even; a 75% loss requires a 300% gain; focus on gaining, not losing money first. Never invest in something you don’t fully understand; keep learning and researching until you understand. Building sustainable wealth takes time, don’t rush the process by taking excess risk. The first lesson that all land buyers need to learn is the difference between a good and a bad deal. Good deals will be profitable in the long run. Bad deals have a high purchase price but low future profit potential. Identifying good deals is challenging for inexperienced buyers, so it's important to get professional advice from an experienced land broker before making any commitments. In this episode, we have C.J. Garrett, and this episode is jam-packed full of real estate, selecting the right farm to buy, life lessons we all need to hear, and why you should stop overanalyzing deals. Leasing hunting land is a good start. It gets you in the game, helps you learn project management, and gives you the ability and right to hunt without worrying about sharing the land. However, it comes with many challenges and leaves you wanting more which is what motivated Adam to buy his own hunting ground. Owning a piece of land is great, but being able to manipulate it the way you want is a game changer. Join this conversation with Adam Silvis as he details his first transaction. He bought a parcel last year, and he went through many steps and processes to scope the farm up. In the episode, Adam shares how he did it and his most significant challenges in the purchase process. If you are in the market and you’re getting your ducks in a row in order to buy a farm, get ready to take notes! Tune in! During this episode, you will learn about; [00:01] Episode intro and pre-show talk [03:02] A bit about Adam and what he does in the technology space [05:47] Adam's perspective on deer hunting in Pennsylvania [07:06] Adam growing up and how he got into deer hunting [09:33] What Adam learned in implementing projects from his grandfather [12:01] What has changed over the years in the farms and project such as hinge cuts [13:40] Access restriction trends and its impacts on deer hunting [18:41] Owning Vs leasing hunting land: The evolution that led Adam to buy his own land [22:05] Steps that Adam took that helped him set himself up to purchase his own land [25:08] Adam’s experience with leasing hunting ground in Ohio [27:58] How Adam lost access to his family hunting farm and set out to buy his property [33:29] How Adam acquired his first property, 125 acres PA, after losing his first parcel [42:52] The proximity of the property and what he like about the it [45:00] The process of surveying and how Adam is managing and running the property [52:52] Adam go-to approach on doing a select cut of low-quality timber [54:16] Adam advice on how to purchase your first piece of ground [58:58] Building and keeping those relationship to buy off market [01:00:02] Myths that Adam found to be completely false after going through the process [01:01:06] Why Adam regret not buying land sooner than later [01:02:41] What the future looks like for Adam and his goals [01:06:20] How you can reach out and connect with Adam [01:06:50] Ending the show and call to action Notable Quotes Owning a piece of land and being able to manipulate it the way you want is a game changer. Leasing a hunting land is a good start; it gets you in the game and management but leaves you wanting more. The negative experiences with leases are often due to less due diligence because there is a less long-term risk. If you put a little effort into your property, you can steal all your neighbor's deer. Starting with consistency is key; there are no shortcuts in life; if you don’t come from wealth, you have to start small and build on that. If you don’t own land or come from a family with a lot of land, it is easier to get into the game than you think. https://linktr.ee/TheLandPodcast https://linktr.ee/exodustrailcamera https://bit.ly/TheDeerGearPodcast

All successful people have one thing in common, they work harder, put more hours into their work, and the more they do it, the more they become successful. However, applying the same principle to your hunting property by spending more time and doing more projects doesn't cue more deer on the farm. Putting too much human intrusion on your property makes it worst than if you did nothing. Sometimes it is hard to pull back from our natural tendency to work hard and our work ethics for success, but when it comes to your land parcel, less is more. Join this conversation with Don Higgins as he shares his hunting experience, mistakes, and the lessons he has learned along the way. Don's passion was ignited on a frosty November morning back in 1979 when a whitetail buck walked into Don's life and forever changed it. Although there were many mistakes made and lessons learned the hard way in those early years, Don figured things out, and today, that property stands as the very best whitetail hunting property Don has ever hunted. He has harvested the #2 typical in the state of IL behind none other than the Mel Johnson buck that ranked #6 of all time by the Pope and Young. On top of that, he has also harvested multiple 200” deer in the past 5 years. Get ready to take notes! Tune in! During this episode, you will learn about; [00:01] Episode intro and pre-show talk [03:18] How long Don has been managing his farm [03:32] Don's learning curve and lessons from his 30 years of managing the farm [05:09] Traits that successful people have and what you should focus on [06:30] Don's next bests state for hunting deers from Illinois and why [09:10] What captivated Don to purchase a property in Ohio state [11:41] How Don puts the plan together, and his partner brings in the heavy equipment [15:37] Things you should be doing in order to make hunting square the best [16:51] Providing something that deers cannot find in your area [17:44] Proven ways to improve and diversify your cover [18:53] What Don would do differently in planting cover for his farms [20:59] Don's advice on planting trees Vs. switch grass for cover [24:22] Top tier parcel checklist that Don uses to prospect for hunting property [25:43] The importance of hunting pressure around your farm [27:59] How to manage bad neighbors to make your farm growingly better [33:18] Why Don had to build a fence on one side of his sanctuary [35:24] Isolation and why it’s an important aspect when buying a property [38:58] Creating a spray path Vs a mowed path in your food crop [41:05] How Don started out and got all that he has now [43:06] Mistakes that Don made in managing his food plots and how you can avoid them [44:52] How you can reach out, connect or learn more about Don [45:33] Ending the show and call to action Notable Quotes Putting too much human intrusion on your property makes it worse than if you did nothing. Sometimes it is hard to pull back from our natural tendency to work hard for success, but when it comes to your hunting parcel, less is more. The more you diversify the food crops on your property, the better you can hold the deers. Use your effort to provide something that deer cannot find in the regions or areas within If you have a good cover, don't make it better by changing it into a different form of cover. It is hard to set your place apart if nobody is hunting anywhere around you; the deer will go everywhere and feel safe. Hunting pressure around you makes it easier to differentiate your farm as a safe place in the eyes of the local deer. Good fences make good neighbors. Buy a property that you can set apart from everything else around it Having a piece to yourself that you can manipulate any way you want is a game changer Don Higgins Website: https://higginsoutdoors.com/

So many of us often have this impression that there is a barrier to entry and getting into hunting is almost impossible, but there are many ways to get into it, and it’s so rewarding. There are people who are succeeding, and they come from different walks of life, different backgrounds, and have different goals, but they are doing it. You also don’t have to have a ton of money in your bank account or unlimited sources of funding to purchase your first parcel. Just get started with what you have. Start small, debunk the myths, make mistakes, and work your checklist. Join this conversation with Treyce Sanderson as he shares his most recent purchase and the process he went through to purchase this first parcel of land. Five Things To Consider When Buying And Transforming Your New Farm The layout of the property: Whether you're buying a property or leasing one, what is around that property is more important than what is on it. Look beyond the boundaries. Human intrusion ruins a lot of good things : You should look for properties with little human pressure. Make your property the prime property in the area (hub) , and the deer from the surrounding property will come to your property at some point as part of their travel. The first thing to focus on is security: If you have the most secure property in an area, that is where they will go when the pressure is on. Security is the most important thing, and once Don figured this out, his success skyrocketed. Food will help populate deer on your farm, especially in the right season. Offer things that other properties are not offering, and make your property different and better. Are you curious what Don Higgins would suggest when looking for hunting land to buy? In this episode, we discuss how to search for land like a professional and what key characteristics are king when buying hunting land. If you are looking for a place to learn more about land, the land buying processes, recreational land trends, land sale prices, how to buy your first piece of ground how, and anything that has to do with land, then you're in the right location. Now if you’re looking for a podcast that is all about habitat food plots, how to set up a property, this probably is in the podcast for you- thankfully there’s a lot of great information already out there on those subjects. But what I’ve noticed- there isn’t a resource right now that covers the nitty-gritty of land transactions and everything else land. Now just a little about myself and my level of expertise, my name Jake Hofer - I am a broker out of the state of Illinois and I work with LANDPROZ. I graduated from Western Illinois University in 2017 and I am the co-owner of exodus Trail cameras which - a DTC trail camera manufacture that has been disrupting the trail camera industry over the last six years. If you’re listening to this, then there’s a good chance you’ve heard the Exodus podcast Trail Cam Radio with episodes every Tuesday. Now whether you believe in personality test or anagrams or anything else like that I pretty much match up with an achiever and entrepreneurial mindset. I am extremely goal-oriented and one of my biggest goals is to purchase recreational ground to where it is a strong investment and I have the opportunity to make the best parcel possible for wildlife and Chase big whitetails. Now some of these topics have already been covered in the real estate world but you know what it hasn’t been talked about in a matter of how you and I talk and understand. We’re going to cover the primary pillars of real estate, but with the concise focus of those concepts in relation to owning recreational ground and land in general. Buckle up because we’re going on this learning journey together, and the goal of this podcast is to help or assist 100 people purchase their first piece of dirt in some shape or form. We’re putting together some exclusive downloadable land buying resources that can be found in the link of every podcast episode. Welcome aboard and head to episode the next episode.
