It’s an IAQ Deep Dive…part two! Matt welcomes Sean Harris back to the studio to continue their discussion indoor air quality improvements for existing homes, focusing on mold prevention, HVAC upgrades, filtration, and dehumidification—especially in hot, humid climates like Texas. Sean emphasizes that mold issues often stem from leaky ductwork in unconditioned spaces, poor ventilation, and high humidity, leading to compromised air quality. Instead of cleaning mold, he recommends removing contaminated materials and improving source control. For HVAC systems, Sean suggests keeping ductwork in conditioned space, using MERV 13+ filters, and installing a ventilating dehumidifier to maintain humidity below 50%. Matt does a deep dive into foundations and why one foundation might be a better choice than another, depending on your location. Many foundation styles came about because of frost-line differences. Northern builders might have a 3-foot frost line, which means it's necessary to dig below the frost line to avoid freeze-to-thaw issues in the wintertime. In other parts of the country, there might be a 1-foot frost line so a crawlspace makes the most sense. Finally, in the South and parts of the country with almost no freeze-to-thaw issues, slab on grade works great with a foundation embedded 12 - 18 inches into the existing soil. Matt considers how a foundation should be done when keeping ducts inside the conditioned space of a home. He focuses on crawlspaces versus slab on grade, with an emphasis on HVAC systems inside the conditioned envelope. Building Consensus Episode 102: The majority of new home built in America this year will be constructed as speculative projects by a wide margin. Profit margins on custom homes tend to be more substantial while spec builders rely on higher speed, lower costs and greater volume to make the smaller margins more profitable. While both our hosts are known for pursuing high performance and extreme durability through building science, they differ greatly on whether or not it makes sense to build spec homes, and they discuss their individual experiences that led to those views. Brandon explains the unfortunate reality of the uninformed buyer and both hosts lament the lack of market support to align the value of better built home details with initial costs. This week on The Build Show Podcast, Matt and Jeremy Martin of RisherMartin Fine Homes out of Austin, Texas, go deep into fixed-price vs. cost-plus contracts. Jeremy and his partner, Chris Risher, have been in business together for a year, but they've been in the industry since 2010. They do a mix of architect-driven remodeling and new home building but started as a renovation company. They believe, as Matt does, that being a remodeler makes you a better builder because you can see what has gone wrong in the homes you're remodeling and take action to prevent those issues in new projects. RisherMartin works mainly with fixed-price contracts, while Risinger Build works with cost-plus agreements. They drill into what makes a good fixed-price job and what's a better fit for a cost-plus builder, and what those processes look like. They talk about how refugees can be displaced for two decades or more, how these camps have higher levels of disease and poor health, and how Scott's invention, Emergency Floor, can change these conditions. The Emergency Floor panels are injection molded, have an R-value of 4.5, a high flammability rating, and don't require professional installation. Every Shelter also up-cycles billboard materials into a vapor-closed tarp for emergency use as a roof or shelter wall. On today’s podcast I’m joined by special guest Jeff Rettig, VP of Supply Chain at Builders First Source to talk about the crazy spike in the commodities market especially surrounding lumber products. Lumber prices have sky rocketed recently by almost 4 times compared to what they were this time last year and with demand increasing and supplies tightening due to varying factors, it’s having a huge impact across the industry. For the average sized house build, the lumber alone is costing around $26,000 to $30,000 more than normal and lead times have been gradually increasing with many having to wait as long as 6 months. Nathan and Les are discussing all things supply chain disruption (it sure has been crazy out there) and what to do if you can’t find your preferred product for a build. With an increased demand for housing and this bottleneck in the supply chain, it’s become a little (a lot) more difficult to source the products we need. On this week’s episode I’m talking all about net zero homes. Having built several net zero homes I definitely see the benefit of them from both an environmental and financial perspective. Especially down here in Texas where solar energy doesn’t just supply your home’s energy, but also nets you a profit if you want to sell it back to the grid. However, I do think the term net zero is thrown around a lot and sometimes can effect a build in a negative way. So, ask yourself… Have I seen an architect yet? Do I have the initial plans? What’s my budget looking like? On this week’s episode of the Build Show Podcast I want to talk about mistakes, specifically in business and tell you about one of my biggest mistakes I made when I first started out. Speculative projects and debt. I started my company in 2005 and was working entirely on speculation. Throwing my own money into developments in the hope that these potential clients I was speaking to would stick to their word and buy the property for X amount when it was finished. Then the recession hit. Housing prices tanked and one project left me in almost £300k worth of debt. It took me until 2015 to clear off that debt and ever since, I’ve been basically debt-free and I only work on paid client projects now, building specifically to their needs and with their budget, mitigating the risk for myself and my family.
